$725 Flexible Terms for Summer Sublet in Shared House

Lease terms are extremely flexible on a short-term lease, and for the right fit we wouldn’t necessarily need to lease the room for the full summer May 15 - August 31. (For example, if you only need a place for the month of June, or from mid-June until mid-July, those lease terms would certainly be negotiable.) The maximum lease length would be until the end of August; we are not currently looking to lease for the full academic year starting in the fall; if that changes, this posting will be updated accordingly.
The house: approximately 0.8 miles from UVA hospital, 1.2 miles from UVA’s main grounds, and 1.2 miles in the other direction to the downtown mall. The house is furnished, and has a fully stocked kitchen with a dishwasher, hardwood floors upstairs, partially finished basement downstairs with carpet, a TV with premium cable in the finished basement, high speed WIFI, washer and dryer, and a backyard with a patio, two garden beds, and a fire pit.
The bedroom: one queen bed with a memory foam mattress, two closets, a built-in bookshelf, a desk with a chair, and a door that opens directly into the shared bathroom.
About me: I’m a man from the Midwest who recently finished a PhD at UVA, currently teaching at JMU. I’m in my late 30's, and I’ve lived in this home for several years. I enjoy cycling, hiking, traveling, reading, writing, and mixing up cocktails to enjoy around the fire when I’m at home.
About you: a young professional or graduate student who is responsible, tidy, kind-hearted, and open-minded.
Living situation: I currently live here with my longtime roommate, who is a mural artist and a winemaker of about the same age as me. She's great, and it's important to me that she feels at ease with whoever moves into the main bedroom, so whether it's virtually via FaceTime/Zoom or in person, we'll want to make sure everyone feels comfortable and positive about the home situation. That said, both she and I will be traveling at various points throughout the summer, so it's also likely that you would have the house to yourself for a week or more at a time on at least a few occasions. She has historically felt most comfortable with a female roommate occupying the other bedroom, so we’re ideally looking for a woman, but we’re open to any gender.
Lease terms are negotiable, and can even include prorated to weekly options for the right circumstances, depending on the situation. Rent is $725 for the main bedroom, plus an even share of utilities, split with the other two roommates, usually about $150-$170/month, although more if we run the AC a lot. Pets are also negotiable for a small increase in rent and deposit, cats preferred due to allergies, but small dogs might be fine too.
